Ook bij deze verdienmogelijkheid is in de praktijk nog veel winst te halen. De nadruk ligt hier op gebouwen en de kosten die gepaard gaan met de huisvesting van onderwijs. Onze eigen ervaring bij de (begeleiding van de) bouw van scholen is dat het begint bij goed opdrachtgeverschap. Dat betekent dat de school (het bestuur) goed moet weten wat het wil en daar op moet sturen. Wij proberen die wensen te inventariseren met betrokken partijen en maken daar een visuele plaat van. Zo’n ‘plaat’ krijgt het karakter van een anker waar steeds aan gerefereerd kan en mag worden: dit is onze ambitie en zo zien we het graag gebouwd worden.
Op enig moment komt de architect in beeld. De keuze van de architect is belangrijk. Alle architecten vinden van zichzelf dat ze duurzaam ontwerpen, de praktijk leert helaas dat de werkelijkheid veel genuanceerder is. Vraag de architect naar wat hij op dit gebied eerder heeft gepresteerd. Vervolgens ontpoppen architecten zich vaak als kunstenaars die uit een bepaalde ‘school’ komen en vooral ook oog hebben voor de esthetica en de opbouw van hun eigen portfolio. Niet hoe mooi het gebouw is bepaalt het succes, maar de mate waarin de architect de ambities uit de ambitiekaart kan waarmaken. We zoeken geen kunstenaars maar vakkundige dienstverleners.
De praktijk leert dat bestaande (nog niet geoptimaliseerde) ontwerpen van schoolgebouwen 10-20% goedkoper kunnen worden uitgevoerd dan aanvankelijk gedacht. Ja, soms gaat dat ten koste van wat esthetica of (meestal overbodige) franje. Het flexibel maken van het ontwerp drukt de toekomstige kosten. Ook het combineren van functies en/of het verhogen van de gemiddelde bezettingsgraad van de ruimte verlaagt de kosten. Het slim inzetten van passieve technieken die weinig onderhoud vergen draagt ook bij aan de financiële haalbaarheid van een ontwerp. Vaak kunnen extra investeringen in duurzame maatregelen betaald worden uit deze eerste optimaliseringsslag. De extra maatregelen leveren vervolgens tijdens het gebruik van het gebouw een jaarlijks rendement op en wel zodanig dat sprake is van fatsoenlijke terugverdientijden.
Dan is er in de praktijk vaak nog het dilemma van de scheiding van eigendom en gebruik. De partij die de investering doet geniet niet altijd de voordelen die met de investering gepaard gaan. Daar is meestal wel een mouw aan te passen door het opstellen van een (juridische, economische) constructie die de voordelen op een aanvaardbare manier tussen de betrokken partijen herverdeelt.
